Palm Beach Gardens Just Split Into Two Downtowns This Summer

For most of the last decade, a Saturday in Palm Beach Gardens ran through the same half-mile of PGA Boulevard. Groceries meant Publix on Northlake or PGA. Dinner meant Legacy Place or a walk around the lake at Downtown at the Gardens. A movie meant the CMX theater next to the Gardens Mall, because it was the only one that made sense to drive to.

That default just broke, and it broke in two directions at once. West of the Turnpike, a brand-new town center opened inside Avenir with its own Publix, its own restaurants, and its own golf cart paths. East of the mall, the plaza residents had joked was permanently under construction finally got un-fenced, with a new owner filling in more than a dozen storefronts that had sat empty for years. Neither project caused the other. Both are happening because the city has been absorbing more residents than its old retail footprint could carry, and this summer both halves of that math landed within a few months of each other.

The Map Everyone Grew Up With

Before this year, Downtown Palm Beach Gardens, the open-air plaza next to the Gardens Mall anchored by Whole Foods, REI, and CMX Cinemas, was the closest thing the city had to a single gathering spot. It opened in 2005 and had cycled through four owners by the time a fifth, EDENS, a Fort Lauderdale-based retail developer, bought it in July 2024. By then the property carried roughly 85,000 square feet of vacancy, enough that long-stalled construction fencing became a running joke among people who lived nearby.

Everything west of the Turnpike, meanwhile, was still raw land or a construction site. Avenir, the 4,752-acre master-planned community off Northlake Boulevard, had homes, a fire station, and not much else in the way of daily-use retail. Anyone living in its western pods drove east for a gallon of milk.

West of the Turnpike, a New Town Center Woke Up

That changed on May 21, 2026, when Avenir's Publix opened at 7 a.m. with a ribbon-cutting, the leading piece of a 200,000-square-foot Town Center built specifically to give the community's own residents a reason to stop driving east. The roster reads less like a strip mall and more like a curated list built for a captive audience of new homeowners:

  • Publix and Publix Liquors, with a full pharmacy and café seating, cutting what used to be a real drive from Avenir's western pods roughly in half
  • Walgreens, for the pharmacy runs that used to mean a trip back toward PGA
  • H&H Bagels, Carmela Toast and Coffee Bar, and Taki Kappo Omakase, giving the west side a breakfast counter, a coffee shop, and a proper sushi bar it never had before
  • Smoke and Maple, a gastropub opening its first location anywhere, a rare case of the Gardens getting a debut concept instead of inheriting one that already proved itself in Wellington or Delray
  • Seppe Pizza Bar, arriving with only two other locations in the world, both in New York, making Avenir its first Florida address
  • Kitchen Restaurant, Field of Greens, Sloan's Ice Cream, Velocity Community Credit Union, and Mr. Golf Cart, rounding out the daily-utility side of the tenant list

Every business sits inside Avenir's golf cart path network, which was part of the design from the start. Fire Station 6 is already staffed and running. The Jupiter Medical Center micro-hospital on-site is operational now, which is a different and smaller facility than the $18 million freestanding emergency room the Palm Beach Gardens City Council approved in January 2026, with construction beginning this summer. The micro-hospital covers today's urgent-care-level needs; the freestanding ER, once built, adds trauma-level capacity that Avenir doesn't yet have.

East of the Mall, the Old Downtown Got Its Second Wind

The story on the other side of town is a repair job, not a groundbreaking. Since EDENS took over Downtown Palm Beach Gardens in July 2024, the company has signed 13 new or expanding tenants and pushed occupancy from that 85,000-square-foot hole up to roughly 85 percent as of mid-2025, with more additions landing through 2026. The names filling those spaces skew toward the kind of retail Palm Beach Gardens residents had been driving to Delray or Miami for: J.Crew Factory, Pura Vida Miami, Skin Laundry, MeTime Salon, and Van Leeuwen Ice Cream, which brought a Florida-exclusive Key Lime Pie flavor to the plaza's dessert lineup.

The capital work matters as much as the tenant list. EDENS finished an east-west cut-through that used to dead-end at construction fencing, added five new interactive wayfinding directories, and refreshed the stretch nearest REI and CMX Cinemas that locals had taken to calling the Northern Strand. None of that shows up on a portal listing. It shows up the next time you walk from the parking garage to the theater and the path actually connects.

The Restaurant That Bet on Both Sides at Once

One brand's decision this year captures the split better than any single opening. Field of Greens, a seasonal, plant-forward concept from chef Thomas Op't Holt, opened two Palm Beach Gardens locations within three weeks of each other, one on Donald Ross Road on March 13 and one on Northlake Boulevard on April 3. The Donald Ross location serves the established Old Palm and PGA National corridor. The Northlake location is the western bookend, positioned for the Avenir crowd. A single company looked at Palm Beach Gardens and concluded it now needs two locations to cover one city.

Phatboy Sushi Kitchen & Bar tells a smaller version of the same story from the east side. The brand's seventh location opened in the same Lake Victoria Garden Avenue building as CMX Cinemas in mid-to-late July, seating about 80 inside and 40 on the patio, with a sushi and hibachi menu and a standing Martini Monday deal on lychee martinis. It didn't need to build anything new. It just filled a gap in a plaza that finally had foot traffic worth serving.

What Didn't Move

Not everything shifted west or got rebuilt. The Gardens GreenMarket, held Saturday mornings at 10500 North Military Trail, kept its usual rhythm through the summer's America 250 programming, with themed weeks around Flag Day and Father's Day and live sets from acts like Heidi Merill and Killbillies. It's the one fixture on the calendar that both the east side and the west side still share, and it's a reminder that the city's center of gravity splitting in two doesn't mean its community life did.

So Which Downtown Do You Actually Use Now

The honest answer depends less on preference than on which side of the Turnpike your address falls. If you're in Avenir or one of the newer pods west of Coconut Boulevard, your new default loop is Publix for the grocery run and Field of Greens or Smoke and Maple for dinner, all inside golf cart range. If you're east toward the mall or PGA National, your loop is still Downtown Palm Beach Gardens, but it's a materially different plaza than it was two summers ago, with a finished walkway, a Van Leeuwen cone, and a movie-plus-sushi combo at CMX and Phatboy that didn't exist before July.

The city isn't choosing one downtown over the other. It's running two at once, for the first time, because enough people moved here in the last two years that one center of gravity stopped being enough. One more marker is still ahead for the far western edge: Panther National's 55,000-square-foot clubhouse is set to open this fall, alongside the Jack Nicklaus Signature Championship Golf Course that's been playable since November 2023. That one's a private amenity, not a daily-errand stop, but it's one more sign of how much is still being built out on that side of the map.
